Beside using us as a letting agent, you can also rent a home through our site. You can let us know what kind of available home you're interested in through this site. After letting us know which home you're interested in, we will check your income credentials and discuss your possible contract with the home owner. We will set up the contract and, in doing so, will avoid any further real estate agent costs, these will go to the home owner instead.

Mediation conditions for renting a home through Starteasy bv

Apllying does not give you a guarantee of finding a home. Starteasy is dependent on both the possible renter and the owner. Definition: Starteasy: Starteasy Herenweg 223, 2201AG in Noordwijk. 

Client: Any private homeowner or corporation that has entrusted Starteasy to mediate their home or multiple investments. 

Rent: The monthly amount owed to the owner, included any compensation for furniture and/or service costs and/or other overhead costs. This will be clearly mentioned in the contract. 

Article 1: The Agreement.

• 1.1 The agreement is met by truthfully filling out and signing the Starteasy form or truthfully filling out the online Starteasy form on www.starteasy.nl
• 1.2 The client is obligated to provide viable identification and recent income statements. All provided documents will stay in the Starteasy archive and will not be shared with third parties. Starteasy reserves the right to annul the clients' provided data.
• 1.3 All suggestions from Starteasy (in writing, per email, online or verbal) are without obligation. And as such, no rights can be derived from them. 

Article 2: The registration.

• 2.1 When the client registers online at www.starteasy.nl, a fee of € 30,00 (21% tax included) is to be paid. 
• 2.2 Client is asked to transfer the amount to Starteasy immediatly after filling out the application.
• 2.3 The registration is valid for 6 months. The registration fee in non-refundible.
• 2.4 All overhead costs made by Starteasy concerning the execution of the task are paid by Starteasy.
• 2.5 The client-given registration number is non-transferable.

Article 3: The activities.

• 3.1 The activities of Starteasy, mediation of fitting living- or workspaces, commences after recieving a truthfully filled out and signed application form, payed application fee, the provided valid identification and a recent income statements (or an employer's statement).
• 3.2 Further Starteasy activities include advertising and attending viewings, proposing possible locations, the negotiations, the handling of mediation and presenting of the client's hired object. In most cases Starteasy wil set up the renting agreement, however this is not an obligation.

Article 4: The payments.

• 4.1 In case Starteasy succeeds in mediating one or more of the client's accepted locations, the client is obligated to pay Starteasy a mediation fee. These mediation fees are to be transfered to Starteasy within 48 hours of signing the rental agreement and total: for every location Starteasy has succesfully mediated for , 1 month of rent of the client's agreed location. This mediation fee includes 21% tax. When the agreed rent is lowered, the mediation fee matches the lowered rent.  
• 4.2 When the location, where the mediation fees are applied to, is offered including energy costs, the mediation costs will total the rent including the energy costs.
• 4.3 The mediation fee is a one-time fee.
• 4.4 The client can not gain access to the location before paying the mediation fee, rent and deposit. When the client accepts the by Starteasy mediated location, the client has to sign an acceptance form or a rental agreement. After signing this form/agreement, Starteasy is owed a mediation fee of 1 month's rent. 
• 4.5 ATTENTION! When the client has accepted the location either verbally or in writing and Starteasy has made a rental agreement, but the client decides to renounce the agreement and does not sign it. Then the client is obligated to pay a cancellation fee totallying 50% of the originally discussed mediation fee. The client is obligated to transfer this cancellation fee to Starteasy within 48 hours of cancelling.
• 4.6 Starteasy invoices that pass the due date will be handed over to Juresta situated in Apeldoorn. All additional costs, legal costs and/or extrajudicial costs are to be paid by the client.

Article 5: Liability.

• 5.1 Starteasy is not liable for the way in wich a location owner adheres to his obligations and behaviour as owner. The client is obligated to directly keep in contact with the owner unless stated otherwise in the agreement. 
• 5.2 To all formed relations between Starteasy and the client, the Dutch law is applied.
